Eco Village Co-op (EVC) is a Michigan-based nonprofit advancing affordable, sustainable housing through innovative cooperative design. Founded by CJ Rapp, an environmental scientist and community developer, EVC focuses on scalable cohousing solutions—especially its unique fourplex (quad) model—designed for students, seniors, and working individuals. Rooted in cooperative economics and environmental resilience, EVC is part of a broader vision to create self-reliant, connected communities. This site shares our model, progress, and ways to get involved in building a more attainable and sustainable future.

Eco Village Co-op (EVC) is uniquely aligned with USDA Rural Development’s new Special Farm program (RD 512) because it combines attainable rural housing, small-scale agricultural opportunity, and cooperative ownership into a single, replicable model. By integrating energy-efficient quad cohousing with shared land for food production, conservation, and rural enterprise, EVC directly supports USDA RD goals of strengthening rural communities, stabilizing housing, and expanding land-based livelihoods. This concept demonstrates how strategic investment in cooperative rural housing can simultaneously advance housing affordability, farm and food system resilience, and long-term community capacity.
